Nestled in the dunes of Xai Xai beach is the holiday house, Casa 21. Built in perfect harmony with nature and flowing with the rolling dunes that protect this pristine coastline.

Casa 21 has three spacious bedrooms and two bathrooms. There is a large open-plan kitchen and lounge, which also has a double sleeper couch for those bigger families that come with eight guests.

Xai Xai is a bustling town with markets, shops, and restaurants. The beach of Praia do Xai Xai has a vibrant coral reef running parallel to the shore which offers good snorkelling conditions.

Beautiful location but a bit shabby by

The first problem we encountered was the road to get there. It was impassable without 4x4, and the was a bakkie stuck in the sand. Fortunately we had 4x4 and helped him out. The cottage itself is beautifully located with a great view, but is rather shabby. You can fall through the damaged deck if you are not careful, and the electricity was out for most of our stay, though this was not the fault of the cottage.
The beds were comfortable, but the rooms don't have views. There are 3 double bedrooms, the main en suite and one other bathroom. The tv in the lounge didn't seem to work.
Most of the air conditioner remotes were missing or broken, and the sliding doors were very tricky to open.
The microwave was also broken, but was soon replaced.
Otherwise it is well equipped with crockery etc, fridge, separate freezer and gas stove. If electricity failures are common, then a kettle for the stove would be useful.
It is a short walk (5 min) to the beach but swimming there is dangerous and not recommended. The swimming beach is about 3km further south. Restaurants are also a good 20 min away.
A final warning, over and above the safari quoted price you will have to pay a cleaning fee in cash in local currency. There are no cc facilities and no phone coverage at reception.


Location, Location by

Casa 21 at Eco Estate in Xai Xai Beach is truly a great location for a good holiday. Not overly busy, opportunity to snorkel and swim in the calm reef, away from the breaking waves. Buy fresh fish from the fishing boats, or freshly baked bread rolls at the local bakery. Some good restaurants on the beach and in Xai Xai. The house is great, big open spaces, great view, in the nature, private. Does need a bit of attention with air cons, tap systems and mosquito nets. But all in all, great place to be.
